Holbeton is a small pretty village situated between the lovely Erme and Yealm Estuaries, ideally located for commuting to Plymouth, access to the A38 being only 15 minutes away. The village has a general store/post office, a fine church, a primary school, a pub and it is on the bus route. The Georgian town of Modbury, which is well provided with a good range of local shops, lies only five and a half miles to the north east and Yealmpton is to the north west. For comprehensive shopping centres the A379 provides direct access to Plymouth and Kingsbridge. The Salcombe and Yealm estuaries are close by providing water sports facilities, and Dartmoor National Park is to the north. The beach at Mothecombe on the beautiful Erme estuary is nearby, as well as fine cliff top and coastal walks, many of which are owned by the National Trust.
From the Modbury office proceed on the A379 towards Yealmpton. After approximately 3 miles turn left to Holbeton. Continue for approximately 2 miles and again turn left, signposted Holbeton.
