From our office in Modbury continue along the A379 towards Plymouth for approximately 2 miles. At the signpost to the A38 and Ermington, turn right and right again onto the A3121. Continue for approximately 2 miles passing the village of Ermington and continue for approximately a further mile, passing the signpost of Higher Ludbrook.
