Kingston is a small, peaceful and unspoilt South Hams village, which is made predominantly of pretty Devon cottages, many being thatched. It has a well known village inn, The Dolphin and a church. The village lies some three to four miles south of the Georgian town of Modbury, which is well provided with a range of local shops. For more comprehensive shopping centres Kingsbridge is to the south east and Plymouth, which is within easy commuting distance, is to the north west. The coast is within a mile at Wonwell Beach and nearby there are other beaches and coves, as well as fine cliff top and coastal walks, and an 18 hole golf course at Bigbury. There is sailing at Salcombe, Newton Ferrers and on the Erme estuary, and to the north there is Dartmoor National Park.
Situated within the heart of the village, Clematis Cottage and Rambling Rose are a pair of lovingly restored, traditional 16th century cottages, set within a communal terrace to the front and each benefitting from their own pretty private rear garden area.
Clematis Cottage, with traditional features throughout including original beams and a wood burning stove, has a well-fitted kitchen with integrated appliances and two pretty double en-suite bedrooms.
Adjacent is Rambling Rose, again charmingly restored with a wealth of original features, including fireplaces, wood burning stove, beamed ceilings and two staircases leading upstairs to the three double bedrooms. The master en-suite bedroom is a delightful room with planked floor and panelling made from local shipwreck timbers.
It is also worth noting that the cottages are connected through a disguised “secret door” which enables the two cottages to be used as one five bedroom house if desired.
Outside, the mature, pretty quintessential cottage gardens have been thoughtfully planted with a range of rare and unusual plants, providing a lovely place in which to relax. Within the grounds is also a listed donkey shed’ with lapsed planning permission, which could be converted.

From our Modbury Office follow the A379 towards Kingsbridge and after approximately 1½ miles turn right at Harraton Cross towards Bigbury on Sea. After approximately 2 miles turn right at Seven Stone Cross to Kingston. Continue towards Kingston and, on reaching the crossroad, turn left towards the village centre. Take the third turning on the right hand side (Chapel Row), by the row of thatched cottages. Wheel Row Cottages will be found on the right hand side.
