About this property

An iconic & historical 4/5 bedroom Grade II listed family home with self contained annexe, beautiful secluded level garden and off roading parking situated in the heart of the town and within a moments stroll of the shops.

Described in the Whites Directory of 1850 as "the handsomest building in the town" with its Palladian style exterior. This iconic and important Grade 2 listed property was originally built by Richard King, who was born in Modbury but made his fortune in New York. Built in the early 1840's to house the Literary and Scientific Institution to promote literature and knowledge, serving as both a social meeting place and supplying higher education to the local men. The two world wars saw a decline in membership, so the institute was wound up in 1954 and the property was converted to a private dwelling.

Kingsland is a well proportioned, substantial 4/5 bedroom family home with attached annexe, retaining many original features with high ceilings and attractive plaster cornicing, fireplaces and several working window shutters. The entrance lobby opens to the central hall with double doors to an inner hall with turned staircase to the first floor. The sitting room has a full height window to the front with fireplace. The dining room has dual aspect windows with a feature stainglass window to the side, open fireplace and opening through to the kitchen. There are a range of fitted units with a double belfast sink, a range cooker set within a recess, understairs storage and door to the inner hall. To the rear is a study/ bedroom 5, a modern wet room and utility room. From the hall there is access through to the adjoining annexe which has its own entrance to the front and a rear lobby giving access to the rear garden. The annexe comprises of a bedroom, kitchen and bathroom, with vaulted ceilings with exposed roof timbers. The impressive main staircase leads to a study on the half landing and 3 further double bedrooms and a 'Jack and Jill' bathroom which also serves as an en-suite to bedroom 1. Formerly used as a guesthouse there is a further kitchen/ living room with staircase to an impressive loft with potential to convert to additional accommodation, subject to local planning. To the front there is a wrought iron gate and railings opening to a lawned garden with central pathway to the front door. The level, rear garden is laid to lawn with mature planting, leading through to a delightful brick paved patio area with greenhouse and potting shed.

Modbury is a picturesque Georgian town situated in an 'Area of Outstanding Natural Beauty', and is only about 4 miles from the nearest beach. Receiving world wide media coverage, it became the first town in Europe to become plastic bag free. There is a good range of local shops including a butcher, baker, grocers, hardware store, chemist, delicatessen and a number of gift shops and art galleries. Other amenities include a primary school, health centre, dentist, veterinary surgery and mobile library.
