Directions
From the A38 take the turning to Modbury, Ermington and Ugborough and at the first cross roads go straight over and stay on this road for approximately 3 miles until you get to California Cross, with a BP garage on your left. Go past the garage and pass the first turning on the left to Kingsbridge. After approximately 300 yards take the next left hand turning. Continue for about quarter of a mile turning left at the signpost for Aveton Gifford. Proceed along this country lane for approximately a mile to a sign post to Lixton on the right. Proceed down the hill bearing left at a sharp right hand bend. Lixton House will be found at the end of the lane on the right.
