About this property

The Round House is a beautiful stone-built characterful barn conversation situated in the small quiet hamlet of Waddeton and between the picturesque villages of Stoke Gabriel and Galmpton.

The property is in immaculate condition throughout and is a real credit to the current owners.

The accommodation offers traditional character with open beams and exposed brickwork but has a lovely open, airy feel to it.

The entrance hall leads through to the main attraction of this home, the glorious round house sitting room with its open fireplace rising to the ceiling, exposed beams and an abundance of light. The kitchen/breakfast room is a bright room with modern fitted units and a separate utility space, an archway leads through to the dining room. Also to the ground floor is a useful study which could also be used as a fourth bedroom if required, a shower room completes the ground floor accommodation. There are two staircases serving the property, one of which has full height windows looking through to the sitting room. The other leads from the entrance hall up to bedroom 1 which has a ''Jack and Jill' ensuite bathroom leading to the third bedroom. To complete the first floor accommodation is an additional bedroom, storage and shower room.

Externally the property has a Lychgate providing pedestrian access to the property, with double electric gates leading to a paved driveway and up to the double garage which has boarded loft space and subject to necessary consent has the potential to be made into a studio or home office.

The secluded garden has been well-maintained and is mostly laid to lawn with the fabulous addition of a summer house which makes the most of the views over the fields located behind the property. There is also a sunny paved area perfect for alfresco dining.

Nestled in a charming hamlet setting, yet just a short drive from a fabulous selection of three coastal towns, Paignton, Brixham and Torquay. Totnes town is also a short drive away which occupies a wonderful position on the River Dart and has a mainline railway station giving direct access to Paddington. There are several local primary schools which feed into two well regarded grammar schools and a community college, many independent shops, a weekly market and several major supermarkets. The area is host to a variety of cultural, recreational and sporting pursuits. Dartmoor, the South Hams and the South Devon coastline are all within easy reach and both Exeter and Plymouth are within half an hour's drive.
