Headlands is one of three coastguard cottages built, it is believed, in the 1920s. Location
It is the location of Headlands that is unrepeatable. Set high above the River Yealm estuary just over a mile outside Noss Mayo, it is accessed by a long partly unmade track, serving a small number of other dwellings, through mainly National Trust woodland. The property surveys an uninterrupted panorama from the village of Newton Ferrers in the distance in one direction, across open farmland, and over fields to the mouth of the Yealm Estuary, with the coast extending beyond. Beyond this The Mewstone is in the middle distance, with Rame Head and the South East Cornwall coastline on the horizon.

This location is renowned for its unspoilt coastal landscape, within the South Devon Area of Outstanding Natural Beauty, with many miles of footpaths available, with the South West Coast Path literally on the doorstep. Several little frequented beaches are within walking distance (Cellar beach less than 10 minutes). The Yealm Estuary, offers extensive sheltered water, popular with yachtsmen, and ideal for kayaking and paddle boarding. The waterside facilities of Noss Mayo are within 1.4 miles including the renowned Ship Inn and Swan Inns, village hall, bus route and tennis courts.

Newton Ferrers has a range of facilities including a Coop supermarket, pharmacist, independent butcher, Post Office and a primary school, while more comprehensive amenities are to be found in nearby Yealmpton, Modbury, Ivybridge and Plymouth. Deep water moorings and slipway facilities are located around the Yealm Estuary.

Directions
From the A379 Plymouth to Kingsbridge Road at Yealmpton, take the B3186 signposted Newton Ferrers. Shortly after passing Marchand Petit's office on the right take the left fork signposted Noss Mayo and Bridgend. Continue down the hill, around the sharp bend at the head of the creek and follow the lane up in to Noss Mayo. Turn right at the Church. Continue down the hill to the creek/village hall public parking area. Go straight ahead up Passage Road past back of the Ship Inn on the right. Follow the road out of the built up area with the river on the right. Continue on this road, and at the point where it becomes unsurfaced bear left and continue up through the woods. Pass Battery Cottage on the left and the property will be found at the very end of the lane, on the left.
