Is the festive season the right time to sell your home?

Is the festive season the right time to sell your home? hero

Selling your home over the festive season might sound as unlikely as finding a parking space in town on Christmas Eve, yet this time of year brings its own advantages (and a few well-worn myths!). While many sellers assume the market grinds to a halt once the fairy lights go up and the tinsel is hung, the truth is more nuanced. There is a festive lull in activity, but there’s also a surge in serious buyers quietly planning their next move as the year draws to a close. And, with the much-talked-about ‘Boxing Day Buzz’ adding fuel to the fire, it’s worth looking at what’s a genuine opportunity and what’s seasonal folklore.

Whether you’re preparing to launch your property to the market or keeping an existing listing fresh through December, understanding the pros, the pitfalls, and the practical steps can help you make the most of this unique window.

Pros to selling your home over Christmas:

  1. Fewer competing properties – stock levels tend to dip in December, giving your home a chance to stand out
  2. Buyers who are searching during this period are usually serious – casual browsers disappear, and those who enquire during Christmas are typically more motivated and ready to move.
  3. Your home looks more inviting – tasteful decorations, warm lighting, and a general festive atmosphere can make a property feel particularly welcoming.

Cons of selling your home over Christmas:

  1. Viewings can be tricky to schedule – family gatherings, travel, and holiday closures can disrupt the flow of viewings.
  2. Some buyers put plans on pause – whilst the season does tend to bring our more serious buyers, there’s also a handful that put their plans on pause to spend time with their family and friends.
  3. Decorations can distract – over-the-top festive décor can sometimes make rooms feel cluttered or reduce perceived space. They’re also very subjective, so what might be your winter wonderland may be another’s idea of mayhem!
  4. The weather can work against you – dark afternoons, rain, and wind can affect kerb appeal and natural light.

The myth of the ‘Boxing Day Buzz’:

It’s true, the surge is real; Boxing Day searches on Rightmove and other property portals do skyrocket, but it’s somewhat misunderstood. Most people browsing are probably not ready to commit and are probably just imagining what next Christmas might feel like in a new home. Having said that, we’ve found that homes already on the portals in early December do benefit from that spike in attention on Boxing Day far more than those that wait until after the festive period and launch in January. However, this might be because sellers are waiting to launch after the new year, and so the competition is higher, rather than genuine buyers looking for their next new home just days after Christmas. Either way, whether the ‘Boxing Day Buzz’ is true or not, being on the market in December is proven to be fruitful for many sellers.

Top tips for sellers with homes on the market over Christmas:

  1. Get your professional photos done before the decorations go up - this ensures your online listings look timeless and avoids dating the marketing.
  2. On the topic of decorations, keep them neutral and minimal for viewings – a few elegant touches create warmth, whereas an inflatable Santa in the front garden is less appealing for some. Think cosy, not claustrophobic.
  3. Maintain good kerb appeal despite the weather – clear pathways, tidy gardens, and a working porch light all matter, especially when the weather outside is frightful!
  4. Try to be flexible – prompt responses to viewing requests help capture motivated buyers.
  5. Prepare for viewings – ensuring your home is prime and proper for viewings during the festive hubbub can be tiresome work, but it’s important that potential buyers see your home at its best.

Is Christmas the right time for you to sell?

Ultimately, whether to sell your home over Christmas is different from person to person and depends on your circumstances. If you’re in no rush and would rather spend the season not worrying about viewings or keeping the house ‘viewing ready’, then perhaps wait until the busier months after January. However, if you’re looking to capitalise on serious buyers and a less competitive market, Christmas could be an excellent opportunity for you.
