Marchand Petit Hammer Home £2.55million Auction Sale

Home with a view on Thurlestone’s coveted Yarmer Estate sells for £1million over guide price in one of the most successful South Hams property auctions for decades.

For the last two years, Marchand Petit have been quietly promoting their Auction and Professional Department. Last Wednesday 15th September saw its most remarkable result yet, with the successful sale of a detached four-bedroom house with two-bedroom annex, occupying a corner plot on the Yarmer Estate in Thurlestone.

A crowded room anticipated the property, coming to the market at a guide price of £1.5million, with Marchand Petit’s auction team in attendance at the Thurlestone Hotel to make sure every detail had been attended to. Auctioneer Stuart Cartwright MRICS commented that this was an amazing property and deserved to be sold by auction to give all interested parties an equal opportunity to own it. The bidding started at £1.5million and continued for 15 minutes, the hammer coming down at £2,550,000 and effective exchange and completion taking place immediately after.

Stuart Cartwright commented: “When you have something truly special like this property, or when there are a number of parties interested in the sale, auction can often provide the cleanest and most effective method of sale, avoiding time-consuming and prolonged conveyancing processes. Auction can also be a more affordable way for the vendor to effect a sale.”

He continued: “That we managed to match previous sale records for the Yarmer Estate and to exceed the guide price of the property by more than a million pounds is proof that sale by auction is very effective!”

Stuart will take to the podium again on 21 October 2021, when Marchand Petit bring Whinstone to auction. The stunning estuary frontage bungalow features direct water access and offers a level walk into Kingsbridge. Pictured below, the property goes to auction with a guide price of £850,000 and is expected to attract widespread interest.

“This year in particularly has seen unprecedented demand for sound professional advice, as people plan their long-term tax affairs and property position. At Marchand Petit we’re very proud to be able to assist in that process,” concluded Stuart.
