Devon is often said to be Britain’s favourite county with good reason, there are plenty of hidden and historical delights in our part of the world, and the South Hams sits in one of the most picturesque areas of our region.

For the house hunter however, how do you unlock the less obvious secrets of the diverse array of properties available in this wonderful part of the West Country.

For someone looking for a country home that speaks to its landscape setting and feels as if it has grown out of it, I would recommend Merrifield near Slapton. This truly charming Grade II listed Devon farmhouse is full of intrigue and character.  Dating back to the 1400’s in parts, it has a handsome circular granite staircase plus an ancient well – not something you regularly find in an entrance hallway!  Plus, your very own arboretum. 

The generous sun terraces wrapping around Crown Yealm, can only be glimpsed from the water of the Yealm Estuary but you only fully appreciate the level landscaped gardens when you wander down to its private quay. A flat grassy lawn, ideal for children to play ball on, is not something you expect to find in these popular twin coastal villages of Newton Ferrers and Noss Mayo, as they slope down to the waters edge.

House hunting for those currently living abroad, brings additional challenges. The property might not be required as a permanent home for several years and trips back to the UK may be limited. So, a house that already has an established letting income is attractive. Kirkdale in Thurlestone is one such example. It has an established letting income and the owners use it themselves for holidays as it’s only a short stroll from the beach, the golf course, village amenities and the South West Coastal path.  Perfect to come home to.
