The cottages have been tastefully converted from the former mill building, barns & workers' cottages around an old mill-house built in the 1750s. Each cottage offers thick stone walls, beams, deep slate sills and a log burner plus its own outside space, with ample parking for all and an electric car charging point.
Higher North Mill represents a fabulous home having been most sympathetically updated with hardwood double glazing and underfloor heating throughout the ground floor by the vendors to create spacious living spaces full of light and warmth, with a wealth of character flowing throughout. On the ground floor is a cosy sitting/music room with the fun addition of a small stage for those with entertainment in mind. The kitchen/breakfast room is well fitted and is open plan to the living room, a lovely comfortable room in which to enjoy each other's company. The dining room is an elegant triple aspect room perfect for more formal occasions. A W.C., utility room and laundry room complete the ground floor. The master suite on the first floor is a beautiful spacious area. There are three further bedrooms and a bathroom also on the first floor. The second floor is a recent conversion with two sunny rooms (study / bedroom 5 and bedroom 6) and a family bathroom. The attic space offers useful storage.
Outside is a range of outbuildings, providing plentiful workshops and stores. A cross-flow turbine in the original mill leat generates constant free electricity to the mill house throughout the winter months.
Barleycorn, Crownwheel and Mill Cottages are all Grade II Listed holiday cottages, whilst Quack and Rose Cottages are both unlisted and have full residential usage.
The stunning undulating surroundings and grounds include a wonderful kitchen garden, a polytunnel, an orchard bursting with fruit trees, a leat and magical wooded areas, in total 6.86 acres.

From Dartmouth follow the A3122 towards Kingsbridge. At the BP garage in Halwell turn left signposted Kingsbridge. One mile after the BP garage turn left for Slapton/East Allington/The Tower Inn. After about 50 metres, turn right by the third telegraph pole into a narrow unmarked lane by a metal gate (important not to miss!).
After another 500 metres you reach a T-junction where you’ll see a house called Merrifield on your left. This is Merrifield Cross. Go straight ahead on the lane, past the two signs; one symbolises a dead end, the other reads No Through Road After A Mile. This lane is narrow and twisting and dips up and down. Follow it for about one and a half miles, past Hansel Cottage and between the walls of the hamlet of Hansel, around the sharp left bend and down to the river. The last part of the lane is pretty rural; keep faith and keep going until you see a Mill House and a river!
