AT A GLANCE
A beautifully extended detached house occupying a private south-west facing setting with landscaped gardens, versatile accommodation and an exceptional level of energy efficiency.

Occupying a secluded position within the established residential setting of Curlew Drive, Charleton Point is a substantial detached house that has been thoughtfully extended and comprehensively improved to create a contemporary family home of considerable quality.

Purchased by the current owners in 2014, the property has since undergone an extensive programme of enhancement, including a substantial two-storey extension, replacement roof, high-performance glazing and significant investment in renewable energy systems. These improvements have created a home that combines generous, light-filled living spaces with remarkably low running costs.

The property’s south-west orientation ensures excellent natural light throughout the principal rooms, whilst the wrap-around gardens provide an attractive and private setting that can be enjoyed throughout the day.

ACCOMMODATION
The accommodation is arranged around a welcoming entrance hall, where a useful cloaks cupboard houses the pressurised hot water system, manifolds and consumer units. The principal reception space forms part of the two-storey extension and comprises an open-plan kitchen, dining and family room. Designed for modern living, this generous space benefits from excellent natural light through Rationel windows and doors and enjoys direct access to the surrounding gardens.

The kitchen is complemented by a walk-in pantry and separate utility room, providing excellent day-to-day practicality. The original sitting room has been repurposed as a study and reading room, centred around the original fireplace, now fitted with an electric fire. A further sitting room provides a more formal reception area, while a cloakroom completes the ground floor.

The former kitchen has been retained as a separate room, offering considerable flexibility for future owners. It could readily serve as a ground floor bedroom with en suite, annexe accommodation, additional reception room, studio or home office, subject to any necessary consents and alterations.

The first floor provides well-balanced bedroom accommodation, including two generous double bedrooms within the new extension, both enjoying superb views towards the estuary. Each benefits from a walk-in wardrobe, with potential for conversion into an en suite shower room if required. The remaining double bedrooms are equally well positioned, one enjoying further water views and the other looking towards the surrounding countryside and church. The bathrooms are well appointed and include large walk-in showers, adding to the sense of comfort and practicality throughout the first-floor accommodation.

GARDEN & GROUNDS
The gardens are a notable feature of Charleton Point, wrapping around the house to create a series of private outdoor spaces framed by mature planting. With a south-westerly aspect, they enjoy afternoon and evening sunshine, while established trees and hedgerows provide excellent privacy.

The grounds include a productive vegetable garden, mature pear and apple trees, a composting area, historic stone steps and the original stone boundary wall. The patio area is equipped with a double external power socket and outside lighting, useful for outdoor dining, entertaining and electric barbecues. A detached garage provides further parking and storage.
