A three storey detached house set on an elevated waterside promontory with exceptional views up and down stream and over Newton Ferrers.
The twin villages of Newton Ferrers and Noss Mayo straddle the Yealm Estuary. Carradale is set high above the water, designed to take maximum advantage of the views up and down stream and across to Newton Ferrers. Long walks are available from the doorstep, along the estuary and around the National Trust headland of The Warren. Both The Ship and The Swan inns are a short walk away, and there is a thriving village hall and well cared for tennis courts only a short walk away. Newton Ferrers has a range of facilities including a shop, post office and a primary school, while more comprehensive amenities are to be found in nearby Yealmpton, Modbury, Ivybridge and Plymouth. Deep water moorings and slipway facilities are located around the Yealm Estuary.
Built in the 1970’s and remaining in the same, local builder, ownership Carradale has been designed to take maximum benefit from the widespread views that this exception riverside village position has to offer.
On the lowest level part of the originally extensive garage/boathouse space has been converted into living space, complete with kitchen area and shower/cloakroom. On this level there is also a useful office or bedroom. Outside at this level the forecourt provides useful and easy parking space for up to three vehicles.
A staircase rises up from the central living space to the first floor. This level could comfortably function independently due to its entrance porch and hall from the garden. The triple aspect sitting room is complimented by a water facing dining room. There are also two bedrooms, a kitchen and a shower room on this floor.
The second floor forms a generous self-contained flat, accessed from an external stairway and with a small water-facing balcony. It is considered that it would be straightforward to combine all levels into a single residence, subject to the necessary consents being obtained.
Externally the garden is well established and surprisingly private, leading straight out from the first floor level, while also benefitting from the wonderful views. Here there are many trees and shrubs and a useful terrace area ideal for “al fresco” dining.
Mains water, drainage, gas and electricity. Gas fired central heating.
