A Grade II listed detached thatched cottage requiring restoration, standing in approaching half an acre of south facing secluded and natural gardens, with extensive outbuildings, in a quiet South Hams hamlet.
Noted in the listing as early 18th century in origin, Sweetcroft is a good example of a Devonshire cottage, ready to be brought back to life by an enthusiastic new owner. Nestling in a sheltered valley in a little known hamlet just outside the beautiful village of Holbeton, close to the Erme Estuary and the unspoilt South Hams coast, it benefits from excellent privacy whilst being readily accessible, while also not being isolated.
The cottage has typical roughcast elevations, and mainly stone and cob walls, under a thatched roof with gabled and half-hipped ends, and eyebrow eaves. The property, is part of the Flete Estate and has been permanently occupied until recently but now requires repair and updating.
The outbuildings, which lie within the garden but well separated from the cottage, are extensive, extending to about 1098 sq ft (102 sq m), and also require repair and improvement, but are considered to have potential as ancillary space, subject to the necessary consents being obtained.
The secluded and attractive garden is an important feature of this property, on a gently south facing site, which is now ready to be re-awaked by a keen gardener, featuring an established small orchard and soft fruit area, established hedgerows, shrubs, old polytunnel, and bounded by a small stream.
Holbeton, only a quarter of a mile away, lies in the South Devon Area of Outstanding Natural Beauty and includes a well-respected primary school, Post Office and general stores, the Mildmay Colours community pub, a church, and a well-used community hall. The large and comprehensively equipped village of Yealmpton is about 3 miles away, Mothecombe Beach also about 3 miles distant, the town of Modbury 4 miles, and Plymouth City Centre and Waterfront 10 miles.
Mains water and electricity. Private drainage.
