The modern accommodation comprises of an open plan living space with a light and airy sitting area, dining area and kitchen. The fitted kitchen offers ample storage and built in appliances including an electric oven, gas hob, fridge/freezer and a dishwasher. A door to an inner hallway provides access to a modern bathroom, separate shower room, three double bedrooms and plenty of storage provisions. All the bedrooms benefit from built in wardrobes. The Lodge further benefits from a pretty garden including a spacious decked area offering ample space for outside dining. There is one allocated parking space plus the use of visitors spaces around the site. Nearby to the lodge, there is a good size recreational ground which is a perfect place to walk dogs.

The Thatches Holiday Village offers fantastic leisure facilities for all the family to enjoy including an indoor swimming pool, fully equipped gymnasium, sauna, steam room and launderette. Children are also well catered for with a cinema, games room and outdoor play areas. The site also offers the use of electric charging points for vehicles. The site is situated near Modbury, a picturesque Georgian town situated in an 'Area of Outstanding Natural Beauty' and is only approx. 4 miles from the nearest beach. Receiving worldwide media coverage, it became the first town in Europe to become plastic bag free. There is a good range of local shops including a butcher, grocers, hardware store, chemist, delicatessen and a number of gift shops and art galleries. Other amenities include a primary school, health centre, dentist, veterinary surgery, and mobile library. For more comprehensive shopping, Kingsbridge is to the South and Plymouth is about 12 miles to the West. Nearby there are fine cliff top and coastal walks, beaches, and coves. There are stunning views of Dartmoor from the Park. In fact Dartmoor National Park is only a 20 minute Drive away from the Lodge.

This lodge is one of very few on the park that has a rental licence, if a new owner wishes to rent out the lodge.

TENURE
Licence Agreement - Annual Service Charge/ Pitch fee for 2023 is £4911.24 plus VAT. 81, The Thatches is held on a licence and this expires in December 2096. The Lodge is restricted to holiday and recreational use only and cannot be used as a permanent residence.81 The Thatches has a rental licence and is available for year-round use as the site is open all year.

Directions
Leave the A38 at Wrangaton Cross, sign posted Ermington, Yealmpton and Modbury. After about half a mile you will come to a cross roads; go straight over following signs for Loddiswell. After 3 miles you will arrive at California Cross. Turn left just before the garage, follow the road down and The Thatches can be found on the right-hand side.
