About this property
An impressive 19th century, 6 bedroom, farmhouse of great charm and character, set in landscaped lawned gardens and grounds in an idyllic location within walking distance of the South West Coast Path . Retaining an abundance of period features, set over 3 floors with an adaptable linhay, surrounded by the extensive and attractive grounds, surrounded by Devon hedge and trees ,circa 1 acre.
This beautiful farmhouse sits in the little-known hamlet of Thorn situated high up in the Yealm valley, minutes' walk from the stunning south west coast path and National Trust land and easy walking distance of Wembury village.
A rare opportunity to acquire a 19th century period property, Old Barton farmhouse retains many of its period details, shutters, flagstone floors and large fireplaces to name a few and would provide a wonderful family home with such generous proportions throughout.
The House is surprisingly light and bright for a house of this age, from the moment you enter, through the attractive main front door into the spacious and welcoming entrance with the 4 ample reception rooms leading off the hallway .
The triple aspect kitchen/ breakfast room is bright and welcoming. The Aga sits at the heart of the kitchen, which comprises a comprehensive range of units including glass fronted cabinets along with granite worktops and flagstone floors throughout. The breakfast room opens out on to a large sunny south facing terrace, sheltered by a beautiful rockery with mature planting, perfect for outside entertaining. The kitchen very practically also leads directly into the utility / boot room.
The rest of the extensive and delightful grounds are laid to rolling lawns and surrounded by Devon hedge and trees.
The spacious linhay incorporating 2 mezzanine floors is currently used as a workshop attached to the side of the house, has a stable door access to the front of the property but also an internal door into the house, and would easily provide potential ancillary accommodation STP.
Directions
At the Elburton Arms pub on A379 turn towards Plymstock, Hooe, Elburton. At first set of lights turn left onto Wembury Rd from Elburton. Pass thru Hollacombe (2 miles).
When the road turns sharp Right and downhill into Wembury Village (Knighton Road), you carry straight on, on a narrow lane, past Pilgrims Rest caravan site (on your left) and continue past the Alms Houses. At the bottom of a slope the road gets broader. You'll see the Old Vicarage (big brown gates). Keeping the Old Vicarage on your left, go uphill to the Right about 30 metres and turn Left down a track labelled Old Barton Private. Turn 1st left down the track/driveway and 1st left again into our parking area.
