There are 2 entrance porches', one takes you into a utility room, the second takes you into the sitting room which is the central part of the open plan living accommodation. This is a stunning south facing room that has sliding doors which run the length of the room allowing in plenty of natural light and give stunning views to the rear garden, and open onto the terrace which is a wonderful place to sit and has steps down to the garden. There are also two exposed stone fireplaces (one not currently used) and stairs to the first floor. The kitchen/dining room has a Falcon Range cooker tucked away in a stone recess, floor and wall units with granite worktops, breakfast bar and more than ample space for a large dining table and chairs and access into the utility room. Completing the ground floor is a large study/library, which runs the width of the property and has triple aspect windows and fitted shelving to one wall.

On the first floor is the master bedroom (bed 1) which has French doors opening onto a balcony, an en-suite shower room and stairs up to a dressing room on the second floor. Bed 2 also can also access the balcony and has a dressing room with built-in storage and an en-suite shower room. The 3rd bedroom has built-in storage and views to the front and there is a family bathroom.
The second floor houses the 4th bedroom again with large wardrobe, dormer windows, skylight and access to eaves storage.

The front of the property is bound by a stone wall, planted flower beds and has wrought iron gates opening to the front patio and entrance porches' and has parking for 2 cars.
The rear garden is absolutely stunning, a real gardener's delight, and has a wide variety of well-established trees, shrubs, and plants. There are low stone beds stocked full of shrubs, various paved seating areas throughout the garden all on different levels, a well-maintained lawn and wildlife pond.
There is a home office in the garden with internet access (wi-fi and hard wired), 2 telephone lines and it's own consumer unit for power.

Situation
West Buckland is an unspoilt large hamlet located just inland from the coast and enjoying peace and tranquillity, being away from main road traffic and set within a valley which is protected from the prevailing wind. Nearby are the better-known coastal villages of Thurlestone and Bantham. Thurlestone is renowned for its 18-hole links golf course but also has some fine beaches, a village inn, a shop, church, and a hotel which offers country club facilities to non-residents, including squash courts, swimming pool and a 9-hole golf course. On the other side of West Buckland lies Bantham which is arguably one of the prettiest villages in the South Hams being at the mouth of the River Avon and protected by sand dunes and vast expanses of golden beach. The market town of Kingsbridge is close at hand, as is the famous sailing centre of Salcombe on another delightful South Hams estuary.
